Sam Prime Construction started as a two-man framing crew and grew into a full building company without losing the part that mattered — the person quoting your job is the person who walks the site.

We work across new homes, extensions, commercial fitouts and the structural work most builders subcontract out and stop watching. Everything runs under one contract, one program, and one supervisor who answers the phone.

Site visit

We walk the block with you, take levels, check access and find the constraints that move a price — before anyone quotes.

Scope & fixed price

An itemised scope in plain English with a fixed price and a dated program. Inclusions and exclusions are both listed.

Approvals

We coordinate engineering, certification and council or private approval, and tell you honestly what the wait looks like.

Build

One supervisor, licensed trades, and a photo progress report every Friday so you never have to chase an update.

Handover

Joint walkthrough, written defects list closed out before you move in, warranties and manuals handed over in one folder.

The price holds

Provisional sums are the industry's favourite way to quote low and bill high. We price the real scope up front, and every variation is quoted in writing and signed before the work starts. Across the last 40 contracts, the average final cost landed within 1.8% of the contract sum.

Defects closed before handover, not after

Most builders hand you the keys and a list. We do the joint walkthrough two weeks out, close the list while the trades are still on site, and hand over a clean job with the warranties, manuals and certificates in one folder.
