640m² of office and showroom rebuilt around a business that could not afford to close for a single trading day.
The brief
Rebuild the tenancy without shutting it.
The client had signed a five-year extension on the condition the space was reconfigured: showroom to the front, open-plan work floor behind, four meeting rooms, a proper comms room and staff amenities that met the building's accessibility requirements.
Their constraint was absolute — the showroom takes appointments six days a week and the work floor runs a dispatch operation. Every quote they'd received assumed a three-week closure.
How we staged it
We split the tenancy into four zones and moved the business through them, one zone at a time, so there was always a trading showroom and a working dispatch area behind a sealed hoarding.
- Noisy demolition, coring and overhead services work booked into after-hours windows agreed with the building manager six weeks ahead
- Sealed acoustic hoardings with negative-pressure dust extraction between the live and construction zones
- Temporary comms and power maintained through every zone change — the dispatch system never went down
- Fire services isolated and re-certified zone by zone rather than in one shutdown
- Deliveries scheduled outside customer hours through the loading dock, never the showroom
Base building and paperwork
The fitout application went in before we booked a single trade, along with our insurances, the subcontractor register and a site-specific safety plan matched to the building's induction requirements. Essential services certification, as-built drawings and the O&M manuals were issued as one indexed pack at practical completion — not chased for six weeks afterwards.
Finish
Exposed services with black-painted soffits, acoustic-rated glazed meeting rooms, a purpose-built comms room with dedicated cooling, and joinery shop-drawn and measured on site after the partitions were up.
